Ionian Treasures brings international buyers — German-speaking, Dutch, British, Scandinavian — to a small number of well-presented homes. You keep your mandate, your client and your commission. We add a cinematic video, an English-language listing and the buyers who find us. Our fee is a success fee, agreed in advance, due at the notary.
How it works
Four steps, no risk on your side
01 — Tell us first
Send us the property — a WhatsApp message with photos and the address is enough. We confirm within one working day with a time stamp: the first agent to inform us about a property keeps it. No one can bring us the same house later.
02 — We film it
Our team visits, films the house, the plot and the way to the water, and produces a short cinematic video plus stills. Free of charge, no obligation. You receive the material for your own channels too.
03 — We bring buyers
The listing goes live here in English, is pushed to our buyer list and our channels in Germany, the Netherlands and the UK. Every enquiry is qualified by us and handed to you with name, budget and timing.
04 — You close, we invoice
You handle viewings, negotiation and the notary as usual. Only when a buyer we introduced completes do we invoice the agreed marketing success fee. Nothing sells, nothing is owed.

First to inform
Why the time stamp protects you
On the islands the same house is often offered by three offices. We do not play that game. Every property you propose is checked against our database — by address, coordinates, reference and photos. If it is new, it is locked to you with the exact date and time, and you receive that confirmation in writing. If another agent proposed it before you, we tell you so, and when. The lock stays with you for as long as you hold the mandate.
That is the whole rule. It is simple, it is fair, and it is why agents keep sending us their best houses first.
Questions agents ask
Before you send the first house
Do I lose my client or my commission?
No. The buyer signs with you, the seller stays yours, your commission is untouched. Our success fee is a separate marketing fee, agreed in writing before we film.
What does the video cost?
Nothing. We invest in the film because it is how we find buyers. If the property does not sell through us, you owe nothing and keep the material.
Do you take every property?
No. We list homes, villas and land we believe an international buyer will want, with clean paperwork and a realistic price. We would rather film ten good houses than a hundred.
What if the seller also lists with another office?
The lock is between you and us: whoever informed us first is our partner for that property. What the seller does with other offices is outside our agreement — but a buyer who found the house on our film will be introduced to you, not to them.

Corfu, Paxos, Lefkada, Meganisi, Ithaca, Kefalonia, Zakynthos and the Epirus coast from Syvota to Preveza.
